Capital must be protected and it must be invested for the best return it can get. The pulse of the real estate market is positive. Values are going up. The challenge these days is finding a real estate investment that makes good sense. Prices are high. There is a lot of money looking. Competition for good deals is robust. Multiple offers are the norm.
My office closed escrow in March 2014 for a client on 32 unit apartment building in a good area of Van Nuys. The property had added-value elements and cash flow. We looked at many listings to find a top performing property.
Real estate market in Southern California continues to go up. Asking prices for single family homes in LA increased 1.4% in June. Residential rents climbed 6.1% over the past 12 months. Average rent for a 2-bedroom apartment is $2,350.
The current rate of appreciation may slow since income growth has not kept pace with home-price growth.
