Like Palms, Mar Vista is a predominantly bedroom community of affordable, lower middle class homes. As with Palms, the population is ethnically diverse. Situated just west of freeway 405, Mar Vista offers easy access to the beach, which is only a few miles away. Air quality is good, because of ocean breezes. Major thoroughfares in Mar Vista are South Centinela Avenue and Venice Blvd. There is community shopping along these thoroughfares, and Venice Blvd provides freeway access for downtown Los Angeles commuters.

Mar Vista is surrounded by the Westside communities of Santa Monica to the northwest, Venice to the west, Marina del Rey to the south, and Palms and Culver City to the east. Washington Medical Center and Brotman Medical Center are nearby. Culver Center shopping center and Fox Hills Mall are in the bordering community of Culver City. Los Angeles International Airport offers an employment base only minutes away by freeway. West Los Angeles College, Loyola Marymount University, and Santa Monica College offer nearby educational opportunities. Water sports are available in Marina del Rey, the nightlife of Santa Monica is near at hand, and the sights of the famed Venice Beach boardwalk are a bus ride from the heart of Mar Vista. Once there, those so inclined can fish off the Venice Pier, go in for a dip, or rollerblade on the path along the beach.
