Know Your Neighbors:
Westchester -- Wealthy Seaboard Suburbs
Westchester falls into this neighborhood category. Wealthy Seaboard
Suburbs neighborhoods represent the affluent suburbs located along the
Eastern Seaboard and in California. Residents are married, middle-aged
professionals at the peak of their lifetime earnings.
This market represents older, married couples with no younger children,
but a disproportionate share of adult children living at home: empty
nester wannabes. Median age is 38.8 years. The proportion of householders
between the ages of 45 and 64 is 40 percent higher than the national
average. The population is predominantly white, but includes foreign born
residents, particularly Asian and Pacific Islanders.
Median household income is about $60,000, and more than 35 percent of
the households earn $75,000 or more. Most households receive income from
dividends, interest, or rental properties; almost 20 percent have begun to
receive retirement income or pensions. Unemployment is 50 percent lower
than the national average; labor force participation rates are above
average for men and women. The population is well educated and well
employed; over 40 percent of adults have a college degree and/or a
professional or managerial position.
These neighborhoods are composed of owner-occupied, single-family homes
which were built between 1950 and 1969. Average value - $270,600
(approximately twice the national average) - reflects the markets in which
these neighborhoods are located. Almost half of the homes are valued over
$250,000 (five times the national average). Locales are suburban, within
the urbanized parts of metropolitan areas along the East and West Coasts.
About 30 percent of the work force commutes across county or state lines.
Wealthy Seaboard Suburbs residents pursue physical fitness through a
variety of weight training, tennis and racquetball, bicycling, hiking, and
softball sports. They actively participate in civic organizations, fund
raising, and making contributions to health organizations. They travel
extensively – foreign more than domestic. Leisure pursuits include going
to the beach or lake, attending live theaters, concerts, or dances, and
reading books. They enjoy reading "Metropolitan, "Boating and
Yachting," and "The New York Times."
