Know Your Neighbors:
North Santa Monica -- Top One Percents
Brentwood, Bel Air, the
northern part of Beverly Hills (zip code 90210), Pacific Palisades, and
the northernmost part of Santa Monica (zip code 90402) fall into the
"Top One Percents" neighborhood category. Top One Percents are
the wealthiest neighborhoods, the top one percent of all households in the
United States. Residents are older, married couples and cosmopolitan.
Families in this market are married
couples in their peak earning years. Almost half of the population is
between the ages of 35 and 64; median age is 41.3 years. Most of the
households are empty nesters, although many include older children
enrolled in college. This segment is predominantly white, but there is an
above-average proportion of foreign born population.
Median household income is about $85,000.
This segment represents one percent of all households. Sources of income
include interest, dividends, or rental property income for most
households, self-employment income (at twice the national average), and
salaries. Labor force participation rates are slightly above average for
men and below average for women. Almost 60 percent of the labor force is
occupied in executive or professional positions. It follows that this
market is highly educated. More than 60 percent of the adult population
(aged 25 years or older) has at least a bachelor’s degree.
Homes are predominantly single-family,
owner-occupied, and located in older suburbs. Average home value of more
than $400,000 is three times higher than the national average. About 80
percent of the homes are valued over $250,000. These neighborhoods are
located within urbanized fringe of large metropolitan areas scattered
throughout the United States.
Residents typically drive luxury cars and
visit museums. Chief interests are civic activities, volunteer work,
contributions, and travel. Their sport interests include golf, court
sports, and jogging/running. They like to order by phone, drink wine, and
invest in stocks. They read "National Geographic,"
"Smithsonian," and "Newsweek." They also like to read
biweekly and business/finance newspapers and listen to all news/talk
radio.
