Know Your Neighbors:
Cheviot Hills / Rancho Park -- Upscale Renters
These neighborhoods are an urban mix of single professionals with
growing incomes and affluent tastes. This category comprises most Westside
neighborhoods – including southern Beverly Hills (zip codes 90211 and
90212), Century City, Cheviot Hills, southern Culver City (zip code
90230), Marina del Rey, Mar Vista, Palms, Playa del Rey, Rancho Park, most
of Santa Monica (zip codes 90401, 90403, 90404, and 90405), Venice, West
Los Angeles, and Westwood.
Upscale Renters are single with a median age of 37.3 years that belies
the concentration of younger households. Households are single-person (50
percent) or shared (20 percent). The population includes foreign born
residents, non-Mexican Hispanic, Asian and Pacific Islanders.
Contrary to the usually lower incomes for single households, Upscale
Renters are affluent. They have a median household income of about
$42,200. Well-educated and well-employed, half of the population holds a
bachelor’s or graduate degree and a professional or managerial position.
They favor savings over investments.
Upscale Renters are urban, mobile, apartment dwellers. Average gross
rent is $630 a month, or 50 percent above the national average.
Neighborhoods are densely populated, central city locales in the largest
metropolitan areas.
Upscale Renters like to dine out and buy specialty food items. They
pursue sports like weight training, swimming, hiking, billiards/pool,
tennis and racquetball, bowling, and water sports. Their leisure time is
singles-oriented: going to the beach or to a lake, taking foreign or
domestic trips, visiting zoos and museums, attending live theaters and
concerts, movie-going, casino gambling, and dancing. They are also very
active in public activities. They spend their money on books, toys for
children, and shoes. They read biweekly newspapers, watch cable
television, and read magazines such as "Entertainment Weekly,"
"Cosmopolitan," "Vogue," and "Rolling
Stone."
