Buyers' Guidelines

The listings on this web site are for principal investors only.
A down payment of 25% or more is normally required for apartment building sales.
On average, apartment buildings have been selling at 90% or more of list price. For example, if the list price is $400,000 an apartment building might be expected to sell at $375,000.
Prices on the Westside of Los Angeles tend to be higher and returns a little lower. However, investments on the Westside are viewed as highly desirable because of low vacancies, higher rents, and appreciation in value over time.
"Bread and butter" apartment buildings providing low GRMs and higher returns can often be found in the blue collar neighborhoods of mid-Wilshire and downtown Los Angeles.
